We are providing the legal opinion for buying or selling the properties in the following manner –
Step 1 : Parent document verification ie. Sale Deeds, Release Deeds, Settlement Deeds, Will or other deeds, Revenue Department Documents , Registration Department Documents , Planning Approval etc.
Step 2 : Site visit ie. building or land or plot
Step 3 : Verification of Chitta, Adangal, `A’ Register documents from Village Administrative office
Step 4 : Verification of patta, land acquisition proceedings or other legal proceedings at taluk office
Step 5 : Verification of EC & Registration documents from the concerned Sub Registrar office
Step 6 : Verification of approved plan from DTCP or CMDA Department
Step 7 : If any cases disposed or pending before the court, we will verify the status of the case and assist to get the court papers from the court.
Step 8 : Preparation of sale deed & other related documents
Step 9 : If the Purchaser or Seller is in foreign country, we will prepare the General Power of Attorney for the above said persons & adjudicate the said General Power of Attorney before the Registration Department in India.
Step 10 : Original document verification from the Seller or Builder
Step 11 : We have associated with well qualified auditors for TDS purpose, service tax issues, capital gain purpose in respect of buying & selling of the properties
Step 12 : Presentation of sale deed before the concerned Sub Registrar office for registration of the said sale deed.
Step 13 : Applying for patta in the name of the Purchaser
Step 14 : Applying for EC after registration of the sale deed
Step 15 : Finally we will provide legal opinion report to the Purchaser or Seller.
